6 Things to Do Before You List

With January approaching, Michele Harmon Team knows there will be an influx of homes hitting the market. If you are preparing to list your home after the new year, it is of the utmost importance to ensure you are showing it in the best light to help your home stand out above the crowd. Take time to highlight your home’s strengths and fix up its weaknesses. Doing so will make a big difference in how fast your home sells. Michele Harmon Team has prepared you with the 6 most recommended repairs to make prior to selling your home.

1. Clean Floors

Clean floors can go a long way with making your home more desirable to buyers. If you have hardwood floors, try to sweep and mop often and especially immediately prior to a showing. If you have carpet that is worn or stained, consider getting them professionally shampooed. Be sure you do not forget to keep the tile in your kitchen or bathrooms clean!

2. Refresh the Landscaping

Show buyers your home offers the complete package by dressing up the outside as well as the inside. Keep in mind, the outside of the house is the first thing people see when they come to tour your home. Consider cleaning your walkways and driveways. Pressure washing is a great way to make your driveway and patio look clean and crisp.

Placing new mulch is an easy way to refresh your home’s landscaping. Be sure you water your lawn and use fertilizers to help keep your grass growing healthy and green. However, do not forget to cut it when it gets too long! Adding plants, bushes, trees, or flowers will also help brighten up your yard. People love to see the life plants bring!

3. Fix your Fixtures

Do you have a leaky faucet, rusted drains, or a loose drawer handle in your bathroom or kitchen? Small fixes can make a big difference to potential buyers with detail-oriented minds.

4. Make Those Easy Bathroom Repairs

In your bathroom, consider replacing any discolored or cracked caulking. It may even be best to replace all of the caulking for consistency and to help block out moisture. Once all repairs are made, complete your upgraded bathroom with a new toilet seat.

5. Clean and Declutter

Cleaning and decluttering your home is an essential step towards listing your home. Wipe down those baseboards, dust the corners and fans, clean the floors and grout, give the kitchen and restrooms a thorough cleaning. Then, get rid of stuff you haven’t used in years. Create a donation pile, clean out closets, the garage, cabinets and counters. Taking the time to clean and declutter will allow potential buyers to envision their new life in your home and helps lead to a faster sale.

6. Lighten Up your Home

Showcase the light in your home. change out lightbulbs, clean the windows, add bright throws and pillow covers to dark furniture. Bright lighting is key to your home showing.
