Living in Cypress, Texas: A Local Real Estate and Community Guide
Located northwest of Houston, Cypress, Texas, offers established neighborhoods, large master-planned communities, new construction, shopping, restaurants, parks and a broad selection of homes. Buyers can find everything from townhomes and traditional suburban properties to waterfront homes, custom estates and acreage.
The Michele Harmon Team has helped buyers and sellers throughout Cypress and Northwest Houston for 15 years. This community guide answers common questions about Cypress schools, builders, restaurants, parks and what to consider before moving to Cypress.
Where Is Cypress, Texas?
Cypress is located in northwest Harris County along Highway 290, approximately 25 miles from downtown Houston. The area is generally associated with the 77429 and 77433 ZIP codes and is convenient to Tomball, Katy, Hockley and other Northwest Houston communities.
Major roads serving Cypress include:
- Highway 290
- The Grand Parkway
- Highway 6
- FM 1960
- Barker Cypress Road
- Fry Road
- Spring Cypress Road
- Cypress Rosehill Road
Cypress is an unincorporated area rather than an incorporated city. This means there is no City of Cypress government or citywide property-tax rate. Services may be provided by Harris County, municipal utility districts, emergency services districts, homeowners associations and other local entities.
Because Cypress covers a large geographic area, neighborhoods can differ considerably in location, commute, schools, taxes, amenities and overall setting.
A Brief History of Cypress
Before becoming one of Northwest Houston’s largest suburban areas, Cypress was primarily known for rice farming, dairy farming, ranching and other agricultural activities.
The area’s German heritage can still be seen in the names of roads such as Telge and Huffmeister. The name “Cy-Fair” originated from the Cypress and Fairbanks communities and became associated with the local school district and surrounding area.
Suburban development began during the 1950s and increased substantially as Houston expanded northwest along Highway 290. Large residential communities, commercial centers, hospitals, schools and new roadways transformed Cypress from a mostly rural area into a major part of the Houston metropolitan area.
Cypress still offers reminders of its rural history, but today it includes established subdivisions, master-planned communities, new construction and growing business and entertainment districts.
Homes and Neighborhoods in Cypress
Cypress offers a wide variety of homes and neighborhoods. Depending on location and budget, buyers may find:
- Established residential subdivisions
- New construction
- Master-planned communities
- One-story and two-story homes
- Townhomes and lower-maintenance properties
- Waterfront and lake-oriented homes
- Golf-course properties
- Gated neighborhoods
- Custom homes
- Luxury estates
- Homes on acreage
- Properties with workshops or additional buildings
- Active-adult communities
Home prices vary based on the neighborhood, property age, condition, lot, square footage, amenities, school zoning and current market conditions.
Some parts of Cypress offer mature trees and established neighborhoods, while newer areas west of Highway 290 and near the Grand Parkway continue to experience residential and commercial development.

New-Construction Representation
Builders, floor plans, prices and incentives change frequently. Buyers considering a new-construction home should have independent real estate representation before signing a builder’s contract.
A buyer’s agent can help evaluate:
- The builder’s contract
- Available incentives
- Lot premiums
- Estimated property taxes
- HOA fees
- MUD and PID obligations
- Construction inspections
- Comparable homes
- Potential resale competition
- The surrounding development plan
The builder’s sales representative works for the builder. Buyers may benefit from having their own agent help protect their interests throughout the process.

Cypress is also home to Lone Star College–CyFair, which provides college courses, workforce programs and continuing-education opportunities.

A Cypress mailing address does not guarantee that a property is zoned to CFISD or assigned to a particular campus. Some properties may be served by a neighboring school district, depending on their location.
Attendance boundaries can change as new neighborhoods and campuses open. Buyers should verify the school district and assigned elementary, middle and high schools directly with the applicable district before purchasing a home.
School ratings can provide helpful information, but buyers should independently evaluate the educational factors that are most important to them.

Things to Consider Before Moving to Cypress
Cypress offers many benefits, but buyers should also consider the following:
- Highway 290 and major roads can experience congestion during peak travel times.
- Commutes to downtown Houston and other employment centers may be lengthy.
- Grand Parkway or other toll-road expenses may be part of a regular commute.
- Property-tax rates vary considerably between neighborhoods.
- Many communities have MUD taxes, PID assessments or both.
- HOA fees and deed restrictions differ by neighborhood.
- Continued growth may result in nearby construction and changing traffic patterns.
- Buyers should investigate flood zones, drainage history and insurance costs for every property.
- New construction may create competition for sellers of existing homes.
- Cypress is unincorporated, so services come from Harris County and various local districts rather than a City of Cypress.
- Cypress covers a large geographic area, so shopping, schools and other destinations may require more driving depending on the neighborhood.
- A Cypress mailing address does not automatically determine the school district or assigned campus.
Researching the individual property is essential because taxes, schools, utilities, HOA requirements and public services can differ even between nearby Cypress neighborhoods.
