Living in Katy, Texas Real Estate

Living in Katy, Texas: A Local Real Estate and Community Guide

Located approximately 30 miles west of downtown Houston, Katy, Texas, combines a historic downtown with established neighborhoods, large master-planned communities, new construction, shopping, restaurants, parks and community amenities.

Homebuyers can find everything from older homes near downtown Katy and traditional suburban properties to townhomes, waterfront homes, custom estates and acreage.

The Michele Harmon Team has helped buyers and sellers throughout Katy and the greater Houston area for 15 years. This community guide answers common questions about Katy schools, builders, restaurants, parks and what to consider before moving to the area.

Where Is Katy, Texas?

Katy is located west of Houston along Interstate 10. Major roads serving the area include:

  • Interstate 10
  • The Grand Parkway
  • Katy Fort Bend Road
  • Katy Hockley Road
  • Highway 6
  • Westpark Tollway
  • FM 1463
  • Morton Road
  • Franz Road

Katy is convenient to Houston’s Energy Corridor, Fulshear, Richmond, Brookshire and other communities west of Houston.

One of the most important things for buyers to understand is the difference between the incorporated City of Katy and the Greater Katy area.

The City of Katy is much smaller than the area associated with Katy mailing addresses. Greater Katy stretches across portions of Harris, Fort Bend and Waller counties. A property can have a Katy mailing address without being located inside the City of Katy.

This distinction can affect:

  • Property taxes
  • School districts
  • Police and fire services
  • Utilities
  • Permitting
  • Municipal services
  • Voting jurisdictions

Because Greater Katy covers a large geographic area, neighborhoods can differ considerably in home prices, commute times, schools, taxes, amenities and overall setting.

A Brief History of Katy

Katy began as a railroad and agricultural community. The townsite was laid out in 1895 and was reportedly named for the Missouri-Kansas-Texas Railroad, commonly called the M-K-T or Katy Railroad.

Rice farming became an important part of the local economy because the area’s flat prairie and soil conditions supported large rice fields. Katy continues to celebrate this agricultural history through local museums, community events and the annual Katy Rice Festival.

The City of Katy was formally incorporated in 1945.

Residential and commercial growth accelerated as Houston expanded west along Interstate 10 and the Energy Corridor. The construction of the Grand Parkway also helped support the development of new neighborhoods and master-planned communities.

Today, Katy includes a historic downtown, established residential areas, major shopping destinations, medical facilities and some of the Houston area’s largest master-planned communities.

Homes and Neighborhoods in Katy

Katy offers a broad selection of residential properties. Depending on location and budget, buyers may find:

  • Historic and older homes near downtown Katy
  • Established residential subdivisions
  • New construction
  • Master-planned communities
  • One-story and two-story homes
  • Townhomes and patio homes
  • Gated neighborhoods
  • Golf-course properties
  • Waterfront homes
  • Custom and luxury homes
  • Active-adult options
  • Acreage properties
  • Homes with workshops or additional buildings

Home prices vary based on the neighborhood, county, school zoning, age, condition, lot, amenities, tax rate and current market conditions.

Some buyers prefer established communities with mature landscaping and convenient access to Interstate 10. Others prefer newer developments west or north of the Grand Parkway with recently built homes and extensive amenities.

Katy Builder and Housing History

Katy’s housing reflects several generations of development. Buyers can find older homes near historic downtown, suburban properties built during Katy’s earlier expansion and new construction in rapidly growing master-planned communities.

Many regional and national homebuilders have constructed homes throughout Greater Katy. Builder availability, floor plans and incentives vary by community and change as new sections open.

Cinco Ranch

Cinco Ranch began development during the early 1990s and became one of Greater Katy’s most recognizable master-planned communities.

The community includes established neighborhoods, lakes, trails, pools, recreation centers, golf and commercial development. Builders have included Highland Homes, Perry Homes, Village Builders, David Weekley Homes, Trendmaker Homes and other regional and national builders.

Cinco Ranch is now primarily a resale market, so buyers can compare homes constructed during different phases of the community’s development.

Cane Island

Cane Island is an approximately 1,100-acre master-planned community developed by Rise Communities. It is located north of Interstate 10 and is one of the major newer communities located within the City of Katy.

Cane Island offers production and custom homes, pools, fitness facilities, trails, community events and a variety of recreational amenities. Homesites range from traditional neighborhood lots to larger custom properties.

Builders have included Coventry Homes, David Weekley Homes, Highland Homes, Perry Homes, Chesmar Homes and custom builders.

Elyson

Elyson is a large master-planned community in northwest Katy. It includes new homes, parks, trails, lakes, pools, recreation facilities, community events and multiple builders.

Builders have included Highland Homes, Perry Homes, Chesmar Homes, David Weekley Homes, Westin Homes, Lennar and others.

New sections continue to be developed, so available builders, prices and school boundaries should be verified before purchasing.

Sunterra

Sunterra is a 2,303-acre master-planned community located west of the Grand Parkway and north of Interstate 10.

Its master plan calls for approximately 7,000 homes along with lakes, parks, playgrounds, recreation facilities and a Crystal Lagoons amenity. Sunterra offers homes from numerous builders and in a range of sizes and prices.

Other Greater Katy Communities

Other established and developing communities in the Greater Katy area include:

  • Firethorne
  • Grand Lakes
  • Falcon Ranch
  • Seven Meadows
  • Kelliwood
  • Nottingham Country
  • WoodCreek Reserve
  • Tamarron
  • Jordan Ranch
  • Katy Lakes
  • King Crossing
  • Young Ranch
  • Falls at Green Meadows
  • Additional communities extending toward Fulshear and Brookshire

Some communities commonly marketed as part of Greater Katy are technically located in Fulshear, Richmond, Brookshire or unincorporated areas. Buyers should verify the city, county, school district and taxing jurisdictions for every property.

Buying New Construction in Katy

Katy offers a substantial amount of new construction, particularly north and west of the Grand Parkway.

Builders may advertise incentives involving:

  • Interest-rate reductions
  • Closing-cost assistance
  • Design-center credits
  • Appliance packages
  • Lot-premium reductions
  • Move-in-ready home discounts

Incentives can be valuable, but they should be considered along with the home’s total price, estimated tax rate, HOA fees, MUD obligations, PID assessments and future resale competition.

The builder’s sales representative works for the builder. Buyers can benefit from having their own real estate agent before visiting a model home or signing any documents.

A buyer’s agent can help evaluate:

  • The builder’s contract
  • Available incentives
  • Comparable homes
  • Lot location
  • Estimated taxes
  • HOA fees
  • MUD and PID obligations
  • Construction inspections
  • Upgrade pricing
  • Surrounding development
  • Potential resale competition

Katy Schools

Most of the Greater Katy area is served by Katy Independent School District. Katy ISD serves approximately 95,000 students and operates more than 100 campuses and facilities.

Katy ISD high schools include:

  • Cinco Ranch High School
  • Freeman High School
  • Jordan High School
  • Katy High School
  • Mayde Creek High School
  • Morton Ranch High School
  • Patricia Paetow High School
  • Seven Lakes High School
  • James E. Taylor High School
  • Obra D. Tompkins High School

Visit the official Katy Independent School District website for current information about campuses, attendance zones, enrollment, calendars and district programs.

For official district and campus accountability information, visit the Texas Education Agency’s Katy ISD ratings page. This resource allows buyers to review state accountability information for the district and its individual schools.

Some communities marketed as part of Greater Katy may be served by Lamar Consolidated ISD, Cypress-Fairbanks ISD or another school district.

A Katy mailing address does not guarantee Katy ISD zoning or assignment to a particular campus. Attendance boundaries may also change as enrollment grows and new schools open.

Buyers should verify the school district and current elementary, junior-high and high-school assignments directly with the applicable district before purchasing a home.

School ratings can provide helpful information, but buyers should independently evaluate the educational factors that are most important to them.

Things to Consider Before Moving to Katy

Katy offers many benefits, but buyers should also consider the following:

  • Interstate 10, the Grand Parkway and major roads can experience congestion.
  • Commutes to downtown Houston or other employment centers may take considerable time.
  • Toll-road expenses may be part of a regular commute.
  • Property-tax rates vary significantly between neighborhoods.
  • Newer communities may have MUD taxes, PID assessments or both.
  • HOA fees and deed restrictions differ by community.
  • Continued growth may result in nearby construction and changing traffic patterns.
  • Buyers should investigate flood zones, drainage history and insurance costs for every property.
  • Some older homes may need updates or replacement of major systems.
  • New construction can create resale competition for existing homeowners.
  • Greater Katy spans three counties, which can affect taxes and public services.
  • A Katy mailing address does not automatically mean the property is inside the City of Katy.
  • A Katy mailing address does not guarantee Katy ISD zoning.
  • Katy covers a large geographic area, so shopping, schools and other destinations may require more driving depending on the neighborhood.

Researching the individual property is essential because taxes, schools, utilities, HOA requirements and public services can differ even between nearby Katy neighborhoods.
