Living in Spring, Texas Real Estate
Living in Spring, Texas: A Local Real Estate and Community Guide
Spring, Texas, offers a wide variety of homes, neighborhoods, restaurants, parks and employment opportunities north of Houston. The area includes everything from historic properties and established subdivisions to golf-course communities, gated neighborhoods, luxury acreage and newer master-planned developments.
One of the most important things to understand about Spring is that it describes a large mailing area rather than one incorporated city. A property with a Spring address may be located in Harris County or Montgomery County and may be served by Spring ISD, Klein ISD or Conroe ISD.
Taxes, school assignments, utility providers, HOA requirements and emergency services can vary significantly from one Spring property to another.
The Michele Harmon Team has helped buyers and sellers throughout Spring and Northwest Houston for more than 15 years. If you are considering moving to Spring, we can help you compare neighborhoods, builders, schools, taxes, homeowners associations and available homes.
Where Is Spring, Texas?
Spring is located north of Houston along Interstate 45. The broader Spring mailing area extends west toward Highway 249 and east beyond the Hardy Toll Road.
Major roads serving Spring include:
- Interstate 45
- Grand Parkway
- Hardy Toll Road
- FM 2920
- Louetta Road
- Spring Cypress Road
- Gosling Road
- Kuykendahl Road
- Rayford Road
- Birnham Woods Drive
Spring provides access to major employment centers in The Woodlands, City Place, North Houston and the Greater Houston area.
Commute times vary considerably depending on the neighborhood, destination, toll-road use and time of day. Buyers who commute should test their route during normal weekday traffic.
Understanding the Spring Area
Spring is not a traditional incorporated city with one city government, tax rate or school district. The Spring mailing area covers a large portion of northern Harris County and southern Montgomery County.
A Spring address does not automatically determine:
- County
- School district
- Assigned schools
- Property-tax rate
- Municipal utility district
- HOA requirements
- Utility provider
- Flood-control jurisdiction
- Emergency-services district
Two homes with Spring addresses can have completely different taxes, schools, utilities and commute times. Buyers should evaluate every property individually.
A Brief History of Spring
The original Spring community developed around the railroad during the late 1800s and early 1900s. The railroad helped establish the area as a center for commerce and transportation.
Old Town Spring preserves part of that history through older buildings, locally owned shops, restaurants and community events.
Residential growth accelerated during the 1960s, 1970s and 1980s as Houston expanded north. Additional master-planned communities, golf-course neighborhoods and large residential developments followed during the 1990s and 2000s.
More recent growth has occurred near the Grand Parkway, Rayford Road, Birnham Woods Drive and City Place.

Established subdivisions may offer larger lots and mature trees, while newer developments may provide modern floor plans, energy-efficient features and extensive neighborhood amenities.
Builder and Housing History
Spring’s residential development covers several decades, creating a large variety of architectural styles and construction methods.

Buying New Construction in Spring
New construction is available in select Spring-area communities, although many of the best-known neighborhoods are now primarily resale developments.
Before visiting a builder’s sales office or registering online, buyers should consider having their own real estate representative. The builder’s sales representative works for the builder.
An experienced buyer’s agent can help you:
- Compare builders and neighborhoods
- Evaluate lot locations and premiums
- Review estimated property taxes
- Understand MUD taxes and HOA fees
- Compare included features and upgrades
- Review construction timelines
- Arrange independent inspections
- Investigate future development
- Consider resale competition
- Compare builder incentives and financing terms
Builder incentives can be valuable, but buyers should compare the complete financing package instead of focusing only on an advertised interest rate or closing-cost contribution.
Builder incentives and commission policies can change. Contact the Michele Harmon Team before your first builder visit so we can help protect your interests.

School zones can change as districts grow and open new campuses. A Spring mailing address does not guarantee assignment to a particular school district or campus. Buyers should verify the school district and current elementary, middle and high-school assignments directly with the applicable district before purchasing a home.
The Michele Harmon Team does not rank schools or select neighborhoods for buyers. We provide official district resources so buyers can evaluate schools based on their own priorities.
