Living in The Woodlands, Texas Real Estate

Living in Cypress, Texas: A Local Real Estate and Community Guide

Located approximately 27 miles north of downtown Houston, The Woodlands, Texas, is a nationally recognized master-planned community known for its wooded setting, residential villages, extensive trail system, parks, shopping, restaurants and employment centers.

Homebuyers can find everything from established homes on mature wooded lots to townhomes, waterfront properties, gated neighborhoods, custom homes and luxury estates.

The Michele Harmon Team has helped buyers and sellers throughout The Woodlands and Northwest Houston for 15 years. This guide answers common questions about The Woodlands schools, builders, restaurants, parks and what to consider before moving to the community.

Where Is The Woodlands, Texas?

The Woodlands is located primarily in Montgomery County, with the Village of Creekside Park extending into Harris County. Major roads serving the area include:

  • Interstate 45
  • The Grand Parkway
  • Woodlands Parkway
  • Research Forest Drive
  • Lake Woodlands Drive
  • Gosling Road
  • FM 2978
  • Hardy Toll Road

The Woodlands is convenient to Spring, Tomball, Magnolia, Conroe and North Houston. It also includes major employment centers, hospitals, shopping, entertainment and restaurants within the community.

The Woodlands is not an incorporated city. It is governed by The Woodlands Township, a special-purpose district that provides services such as fire protection, parks and recreation, environmental services and covenant administration.

Because The Woodlands spans Montgomery and Harris counties, taxes, school districts and some public services vary by property location.

A Brief History of The Woodlands

The Woodlands officially opened in 1974 as a master-planned community created by oil and real estate developer George P. Mitchell.

Mitchell envisioned a community where people could live, work, learn and enjoy recreation while preserving much of the area’s native forest. The original plan covered approximately 28,000 acres and incorporated neighborhoods, schools, employment centers, parks, pathways, shopping and entertainment into the natural environment.

Development began in the Village of Grogan’s Mill and expanded over several decades. The Woodlands now includes approximately 120,000 residents, thousands of businesses and eight primary residential villages.

The Woodlands marked its 50th anniversary in 2024 and continues to reflect Mitchell’s original vision of a carefully planned community surrounded by trees and natural areas.

Villages in The Woodlands

The Woodlands contains eight primary residential villages:

  • Grogan’s Mill
  • Panther Creek
  • Cochran’s Crossing
  • Indian Springs
  • Alden Bridge
  • Sterling Ridge
  • College Park
  • Creekside Park

Each village includes smaller neighborhoods with different home styles, price ranges, parks, schools and amenities.

Because the villages were developed at different times, home ages vary considerably. Grogan’s Mill contains some of the community’s earliest homes, while Creekside Park includes many newer properties.

Neighborhood characteristics can also vary within the same village. Buyers should evaluate the individual home, neighborhood, school zoning, tax rate, covenants and location rather than relying only on the village name.

Homes and Neighborhoods in The Woodlands

The Woodlands offers a wide variety of residential properties, including:

  • Established homes on wooded lots
  • One-story and two-story homes
  • Patio homes
  • Townhomes
  • Condominiums
  • Golf-course properties
  • Waterfront homes
  • Gated neighborhoods
  • Custom homes
  • Luxury estates
  • Active-adult options
  • Low-maintenance properties

Home prices vary based on the village, neighborhood, age, condition, lot, square footage, school zoning and proximity to community amenities.

Some buyers prefer established villages with mature landscaping and convenient access to Town Center. Others may prefer newer neighborhoods, custom-home sections or properties closer to the Grand Parkway.

The Woodlands Builder and Development History

The Woodlands was designed as a long-term master-planned community rather than a single subdivision. Mitchell Energy & Development originally led the community’s planning and development, and Howard Hughes is now associated with its continued residential and commercial development.

Homes were constructed over several decades by numerous regional, national and custom builders. As a result, The Woodlands does not have one dominant builder or architectural style.

Buyers can find:

  • Homes dating to the 1970s and 1980s in the earliest villages
  • Homes from the 1990s and early 2000s in expanding villages
  • Newer properties in Sterling Ridge and Creekside Park
  • Custom estates in gated and luxury neighborhoods
  • Townhomes and condominiums near Town Center
  • Waterfront properties along Lake Woodlands and community lakes

Builders that have constructed homes in The Woodlands over the years have included Village Builders, Life Forms, David Weekley Homes, Lennar, Ryland Homes, Darling Homes, J. Patrick Homes, Toll Brothers and numerous custom builders. Builder availability differs by neighborhood, and many sections are now primarily resale markets.

Buyers considering an older home should evaluate the condition and remaining life of major components such as the roof, HVAC systems, plumbing, electrical system, windows and foundation.

Buyers considering newer construction should review the builder’s contract, inspections, lot characteristics, estimated taxes, community restrictions and surrounding development plans before purchasing.

Schools in The Woodlands

Most neighborhoods in The Woodlands are served by Conroe Independent School District. Conroe ISD serves approximately 73,000 students across 73 campuses in Montgomery County.

Major high schools serving The Woodlands area include:

  • The Woodlands High School
  • The Woodlands College Park High School
  • Oak Ridge High School for certain surrounding attendance zones

The Woodlands High School operates a main campus on Research Forest Drive and a ninth-grade campus on Branch Crossing Drive.

Visit the official Conroe Independent School District website for current information about campuses, attendance zones, enrollment, calendars and district programs.

For official district and campus accountability information, visit the Texas Education Agency’s Conroe ISD ratings page. This resource allows buyers to review state accountability information for the district and its individual schools.

Creekside Park is located in Harris County and is generally served by Tomball ISD. Depending on the property and current attendance boundaries, students may be assigned to Tomball High School, Tomball Memorial High School or another Tomball ISD campus.

The area also includes private, charter and specialized educational options.

A Woodlands mailing address does not guarantee assignment to a particular school district or campus. Attendance boundaries can change as enrollment grows and new campuses open.

Buyers should verify the school district and assigned elementary, intermediate, junior-high and high school directly with the applicable district before purchasing a home. School ratings can provide helpful information, but buyers should independently evaluate the educational factors that are most important to them.

Things to Consider Before Moving to The Woodlands

The Woodlands offers many benefits, but buyers should also consider the following:

  • Home prices may be higher than in some surrounding communities.
  • Property-tax rates vary by county, school district and utility district.
  • Covenants may limit exterior changes, tree removal, fencing, roofing materials, paint colors and other property modifications.
  • Some condominiums, townhomes and gated communities have additional HOA fees.
  • Traffic can become congested around Interstate 45, Woodlands Parkway, Research Forest Drive and Town Center.
  • Commuting to downtown Houston or other employment centers may take considerable time.
  • Homes in older villages may need updates or replacement of major systems.
  • Mature trees provide shade and character but may require additional maintenance.
  • Buyers should investigate drainage, flood zones, previous flooding and insurance costs for every property.
  • School zoning varies by neighborhood and may change.
  • The Woodlands is a Township rather than an incorporated city, so its governmental structure differs from that of a traditional municipality.
  • Although the trail network is extensive, a vehicle may still be necessary for many daily trips.

Researching the individual property is essential because taxes, schools, covenants, utilities and association fees can differ between nearby neighborhoods.
