Living in Waller, Texas Real Estate

Living in Waller, Texas: A Local Real Estate and Community Guide

Waller, Texas, offers a distinctive combination of small-town character, acreage properties, established homes and growing master-planned communities. Located along Highway 290 northwest of Hockley and Cypress, Waller is transitioning from a primarily rural community into an expanding residential and employment center.

Buyers can find new-construction homes, farms, ranches, custom homes, rural land and properties with space for workshops, barns or animals. Waller also provides access to Cypress, Hockley, Hempstead and other communities along the Highway 290 corridor.

One of the most important things to understand is that the incorporated City of Waller extends into both Harris and Waller counties. The broader Waller mailing area covers an even larger region. A Waller address does not automatically determine whether a property is inside city limits or which taxes, utilities and restrictions apply.

The Michele Harmon Team has helped buyers and sellers throughout Waller and Northwest Houston for more than 15 years. If you are considering moving to Waller, we can help you compare neighborhoods, builders, schools, taxes, homeowners associations and available homes.

Where Is Waller, Texas?

Waller is located along Highway 290 approximately 40 miles northwest of downtown Houston. The incorporated city extends across portions of Harris and Waller counties.

Major roads serving the area include:

  • Highway 290
  • Highway 6
  • FM 2920
  • FM 362
  • FM 1488
  • Fields Store Road
  • Kickapoo Road
  • Stokes Road

Highway 290 provides access east toward Hockley, Cypress and Houston and west toward Hempstead and Brenham. The Grand Parkway is located east of Waller and provides connections to Tomball, Katy and other parts of Greater Houston.

Drive times vary depending on the property, destination and time of day. Buyers who commute should test their route during normal weekday traffic.

Understanding the Waller Area

The City of Waller and the broader Waller mailing area are not the same.

A Waller address does not automatically determine:

  • Whether the property is inside city limits
  • County
  • School district
  • Total property-tax rate
  • Municipal utility district
  • HOA requirements
  • Water and sewer provider
  • Emergency-services district
  • Flood-control jurisdiction

Two properties with Waller addresses may be located in different counties and have different taxes, utilities, restrictions and emergency services. Buyers should investigate each property individually.

A Brief History of Waller

Waller was established as a railroad community during the late 1800s and was named after Edwin Waller, a signer of the Texas Declaration of Independence and the first mayor of Austin.

The town was officially platted in 1884. Agriculture, cattle ranching, rail transportation and locally owned businesses shaped its early economy.

Highway 290 now provides the regional connection that the railroad once supplied. Residential, commercial and industrial development continues to expand as growth moves west from Cypress and Hockley.

Waller still retains much of its small-town and rural character, but large new residential communities are expected to bring substantial changes over the coming years.

Homes and Real Estate in Waller

Waller offers a wide variety of homes and properties, including:

  • New-construction homes
  • Established single-family homes
  • Master-planned communities
  • Acreage properties
  • Custom homes
  • Farm and ranch properties
  • Manufactured homes in permitted areas
  • Homes with workshops or barns
  • Rural land
  • Commercial and mixed-use properties

Home prices vary significantly depending on location, acreage, condition, builder, school zoning, tax rate and neighborhood amenities.

Newer master-planned communities may offer modern floor plans and extensive amenities but can also have MUD taxes and mandatory HOA fees. Established and rural properties may provide more land, fewer common amenities and different utility arrangements.

Builder and Housing History

Waller’s housing stock historically consisted of small-town homes, farmhouses, ranch-style properties, manufactured homes and custom residences on larger tracts.

The expansion of Highway 290 and continued development west of Cypress have brought a new wave of planned communities and production builders.

Historic and Established Waller

Homes near central Waller include cottages, ranch-style residences, manufactured homes and individually renovated properties.

Condition and improvements vary significantly. Buyers considering older homes should investigate the roof, foundation, plumbing, electrical system, HVAC equipment, windows and previous renovations.

  • Empire Homes

Homes are offered on several lot sizes. Amenities include or are planned to include:

  • Walking trails
  • Waterways
  • Community gathering spaces

  • Central amenity center
  • Open green space

Because Attwater is still developing, buyers should verify current builder availability, construction timelines, tax rates and the status of planned amenities.

Oakberry Trails

Oakberry Trails is a newer master-planned community near Highway 290 and Kickapoo Road. The development covers approximately 262 acres and is planned for more than 900 homes.

The community’s design preserves portions of the property’s ranch history, including mature oak trees and existing structures.

Amenities include or are planned to include:

  • Farmhouse-style community center
  • Swimming pool
  • Lakes
  • Walking trails
  • Green spaces
  • Outdoor event pavilion
  • Game areas
  • Play areas
  • Community gathering spaces

Oakberry Trails celebrated its grand opening in 2026, so construction and amenity development will continue for several years.

Beacon Hill

Beacon Hill is a 270-acre planned community in northern Waller County, approximately six miles east of Hempstead.

Long Lake is the primary builder. The development is planned for approximately 867 homesites and about 30 acres of ponds, trails and recreational green space.

Although Beacon Hill has a Waller mailing address, buyers should verify whether an individual property is inside Waller city limits and which county, school and taxing districts apply.

Established and Rural Properties

Outside the larger developments, buyers can find:

  • Older homes near central Waller
  • Ranch-style residences
  • Farmhouses
  • Manufactured homes
  • Custom homes
  • Acreage properties
  • Farms and ranches
  • Unimproved land

These properties may use private wells, septic systems and propane. They may also have fewer subdivision amenities and lower HOA expenses.

Buying New Construction in Waller

Waller is becoming an active new-construction market as developers introduce thousands of planned homes.

Before visiting a builder’s sales office or registering online, buyers should consider having their own real estate representative. The builder’s sales representative works for the builder.

An experienced buyer’s agent can help you:

  • Compare builders and communities
  • Evaluate lot location and premiums
  • Review estimated property taxes
  • Understand MUD and HOA fees
  • Compare included features and upgrades
  • Review completed and planned amenities
  • Arrange independent inspections
  • Investigate nearby development
  • Consider future resale competition
  • Compare builder incentives and financing terms

Buyers should compare the advertised base price with the final price after structural options, lot premiums, design selections and other upgrades.

Builder incentives and commission policies can change. Contact the Michele Harmon Team before your first builder visit so we can help you understand the process and protect your interests.

Schools Serving Waller

Most Waller properties are served by Waller Independent School District.

District campuses include:

  • Waller High School

Waller ISD serves a large geographical area that includes Waller, Hockley, Prairie View, Pine Island and surrounding communities.

The district is experiencing substantial enrollment growth. Voters approved funding for additional campuses, including new elementary schools, a junior high school and a second high school.

School assignments and attendance boundaries may change as new campuses open. Buyers should verify all school assignments directly with Waller ISD using the property’s exact address.

The Michele Harmon Team does not rank schools or choose neighborhoods for buyers. We can provide official district resources so buyers can evaluate schools based on their own priorities.

Buying Acreage in Waller

Waller may appeal to buyers looking for land, privacy, workshops, barns or space for animals.

Acreage buyers should investigate:

  • Well and septic systems
  • Public-water availability
  • Private-road maintenance
  • Access easements
  • Utility and pipeline easements
  • Floodplains and drainage
  • Soil and septic suitability
  • Mineral rights
  • Internet availability
  • Electric service
  • Mobile-phone coverage
  • Fire and emergency-response distance
  • Deed restrictions
  • Animal and livestock restrictions
  • Agricultural, timber or wildlife valuations
  • Potential rollback taxes

Buyers should verify that their intended use is permitted before purchasing. Plans involving livestock, workshops, additional dwellings, manufactured homes, commercial activity or property subdivision may be affected by restrictions and government regulations.
